Winter Maintenance Checklist
Building Envelope Inspection
Goal: Identify early signs of water ingress or deterioration before costly damage occurs.
- Cracks or gaps in stucco, siding, or masonry
- Missing or deteriorated sealant/caulking around windows, doors, vents, and railings
- Damaged or loose flashing, trim, or cladding panels

- Staining or discolouration on exterior walls (possible moisture intrusion)
- Soft or darkened areas in wood trim or fascia (indicating rot)
- Signs of efflorescence on masonry or concrete surfaces
Painting & Coating Maintenance
Check for:
- Peeling, flaking, or blistering paint on wood or metal surfaces
- Fading or chalking (indicates coating breakdown or UV wear)
- Bare or exposed substrate needing touch-up before moisture intrusion
- Areas of high wear or impact (e.g., doors, handrails, traffic routes)
- Corrosion on metal elements like railings or balcony guards
Moisture Management
Goal: Reduce trapped water and prevent envelope failures.
Check for:
- Proper drainage and slope away from building foundations
- Clean and unobstructed gutters, scuppers, and downspouts
- Water pooling on balconies, roofs, or walkways
- Clogged weep holes in siding or windows
- Ensure dryer, bathroom, and kitchen vents are clear and venting properly
Windows, Doors & Sealants
Ensure all joints and seals are weather-tight.
Check for:
- Cracked or separated sealant joints
- Dried or shrunken weatherstripping around windows and doors
- Condensation or fogging between double panes (failed seals)
- Drafts or cold spots near openings
Decks, Railings & Balconies
Goal: Prevent slip hazards and structural moisture issues.
Check for:
- Proper drainage and no standing water
- Cracked or lifted membranes or coatings
- Rust or corrosion on railings and anchors
- Paint failure or peeling on exposed surfaces
Planning for Spring Work
Goal: Get ahead of the busy season.
Plan:
- Identify areas needing repainting or recaulking
- Gather quotes for building envelope repairs or painting projects early
- Schedule site assessments with contractors before spring backlog
- Update strata’s maintenance log and inspection records
Safety & Communication
- Post notices before maintenance inspections or repairs
- Use caution signage where work or icy conditions occur
- Communicate findings and next steps to strata council and owners
Stock Up on Ice Melt Products
- Prepare for frost events by ordering ice melt and salt supplies.
- Keep bins filled and ensure clear access near stairs, ramps, and pathways.
